Exploring Flatiron

I showed up at 56 W. 22nd street unannounced at 5:00 pm with my daughter on one hand, groceries in another, and wearing a Little Mermaid backpack. Still the super Rocky showed me around. The ten story building is best known for its very popular Baking Supply Store, and secondly as the former offices of KidRobot.
Unbeknownst to most, overhead sit three full floors of 5,000 square feet each. Here’s what we found:
All were listed at $28 psf for the full floor of 5,000 sq feet. The second and third floor come with five year leases. KidRobot’s floor is a sublease ending in Feb 2012.
This raises some good questions. First, proximity to street. The second and third floor are convenient to the street (easy stair access for meetups, parties, etc); still the 10th floor is patently awesome.
Second and more important,is the Flatiron district even an appealing option for members?
Rate the nabe! What neighborhoods are good, which are bad?
